About The TOBY Awards

The Outstanding Building of the Year (TOBY) Awards are the most prestigious and comprehensive programs of their kind in the commercial real estate industry recognizing quality in buildings and rewarding excellence in building management.

During the TOBY judging, all facets of a building's operations are thoroughly evaluated. Buildings are judged and scored on everything from operations, community and tenant involvement, site management to environmental and "green" policies and procedures.

The TOBY Mission: Recognizing excellence in building management, operational efficiency, tenant retention, emergency planning, and community impact.

Property Managers: How To Enter Your Building

To enter your building in 2026, you will submit your information into the BOMA International TOBY portal. There is no charge to enter the local TOBY competition. The TOBY application portal is open now – Last Day to enter is July 15th. Judging will take place throughout the month of August.

Please be sure to read the Criteria and FAQ tabs thoroughly. You must only enter in the one category that best matches your property. Next, click on the Buildings tab and Add Building. Since we are still doing in-person site inspections, you are welcome to put "on-site inspection" in the narrative boxes, as you are filling out the form and simply upload a blank sheet of paper for the required jpg and pdf areas. Note: if you win locally and plan to enter the BOMA Southern Region TOBY competition, you must write complete narratives and upload what is required. Also, you must have your BOMA 360 or complete the 360 designation requirements by December 31, 2026.

TOBY Entrant Bonus: Property Managers that enter their building before July 10th will automatically be entered into a raffle to win a complimentary room for the night of October 30th at Safety Harbor Resort & Spa.
