About The (TOBY) Awards 

The Outstanding Building of the Year (TOBY) Awards are the most prestigious and comprehensive programs of their kind in the commercial real estate industry recognizing quality in buildings and rewarding excellence in building management.

During the competitions, all facets of a building's operations are thoroughly evaluated. Buildings are judged on everything from community involvement and site management to environmental and "green" policies and procedures.

The TOBY Mission: "Recognizing excellence in building management, operational efficiency, tenant retention, emergency planning and community impact."

HOW TO ENTER YOUR BUILDING

To enter your building in 2025, you will submit your information into the BOMA International TOBY portal. CLICK HERE for the main entry page. There is no charge to enter the local TOBY competition. The TOBY cycle to enter your building is June 23rd - September 20th. This is a hard deadline, so don't delay.

Please be sure to read the Criteria and FAQ tabs thoroughly.  There have been additional categories added and there are now 18 categories. You must only enter in the one category that best matches your property.

Next click on the Buildings tab and Add Building. Since we are still doing in-person site inspections, you are welcome to put "on-site inspection" in the narrative boxes, as you are filling out the form and simply upload a blank sheet of paper for the required jpg and pdf areas. Bear in mind that if you win locally and plan to enter the BOMA Southern Region TOBY competition, you must write complete narratives and upload what is required. You must also have your 360 or complete the 360 designation requirements by December 31, 2025.

TOBY Sponsorship

The TOBY 2025 sponsorship opportunities, with benefit details, was published on June 17, 2025.  Each member should have received an email with all the opportunities. 
The catalog will be updated once a week. Not all sponsorships will show "sold out" but when you go to purchase them, if you are unable, it is because it was previously purchased by someone else.
